Statement about Mavi Maintenance
Mavi Unlimited Inc operates its own internal maintenance company, "Mavi Unlimited Maintenance" as a wholly owned subsidiary of "Mavi Unlimited Inc" also doing business as "Mavi Unlimited Property Management."
We currently have 4 full time and W-2'd maintenance technicians (Miguel, Terry, Nathan Clauson, and Garrett) on the payroll performing a wide variety of maintenance work, everything from general handyman work, fixing leaky toilets, installing smoke detectors, and changing light bulbs, etc to landscaping and snow removal. When we send out work orders for your rental properties, there is a great chance that much of this work is going through our maintenance company. While we maintain an exhaustive list of 1099 vendors that are routinely utilized, we capture much of our maintenance workload with our internal team. We also maintain separate insurance policies that cover these technicians as well as the scope of work we are performing, including for our snow removal services.
Benefits to you the property owner:
- Excessive control and the ability to address emergency items instantaneously. If we need to run to a property to look at a water leak, or make sure a furnace is turned on in the winter, we love being able to send one of our guys right away, instead of waiting for a vendor's schedule to allow for us.
- Ability to decrease or waive costs if there is a concern - instead of begging a 1099 vendor of ours to reduce a bill if it seems excessive or unwarranted, we are able to simply eat the cost if necessary. In my mind, I'd rather refund you a bill than have you feel like we've eroded your trust because you drove by a property and weren't happy with the repair you were charged for.
- Competitive pricing compared to our 1099 vendors - We based our pricing off of what our other 1099 vendors charge, usually by undercutting them by a few $$ per hour so we can confidently tell you that you are getting the best prices available. Take our hourly electrical and plumbing rates below, for example....our 1099 electricians and plumbers are charging an average of $130-$150/hr for work, and we are able to charge just $100/hr for easy items like light fixture installation, installing new electrical outlets. etc. While we would defer any large scale project to a licensed electrician (we're not going to be installing any electrical panels, for instance) we are able to handle low grade specialty work at a significant discount for you.
- Access and timing and customer service - All of our guys wear "Mavi Unlimited" logo'd shirts, and we find our residents are much more comfortable letting in an employee of our company vs a 1099 vendor that isn't directly tied to our name. If there is an issue with quality, then again, the Mavi logo points directly back to us as your management company, so we really do have every incentive to try to take the best care possible of your renter's needs. We also have easy access to keys, etc when necessary.
Your owner statements list this as "Mavi Maintenance." and the attached invoices you receive as part of your owner packets clearly spell out the hourly rate as well as a description of the work performed for your review.
We are required by the Colorado Division of Real Estate to disclose that there is a direct benefit to Mavi Unlimited Inc from the use of this company. Expanding on this even further, while we are required to let you know that there is a direct benefit or potential conflict of interest, I'll also happily be transparent that we tend to operate at about a 15-20% profit margin on our maintenance work, so every $100 invoice paid to Mavi Maintenance is about $15-20 of real, actual profit. The biggest benefit for us is the control that we get to maintain over the quality, timing, pricing, and access as mentioned above. I can promise you that for 15% profit, it would be much simpler for us to not operate an entirely separate business. We do it because we see the value in controlling the maintenance process to the highest degree we can.
As of April 2025, our hourly rates vary depending on the type of work being performed, and we base our pricing largely off of industry pricing for our 1099 vendor relationships. We are currently charging the following:
$70/hr for the lowest level skilled work, landscaping, trash removal, snow removal, etc $80/hr for higher level work such as interior repairs, painting, flooring installation $100/hr for low level plumbing and electrical work that does not require a permit or is not required to be performed by a licensed plumber/electrician.
And finally, as stated in your management agreements, you are in no way obligated to use Mavi Maintenance if you wish to have us utilize our other 1099 vendors instead. Again, we feel that there is a direct benefit in allowing us to exert more control over the process, but if at any time you wish to ask us to not use our own guys to perform work at your property, just let us know. Using "Mavi Maintenance" is not a requirement for using "Mavi Unlimited Inc" as your property management company.
