Our philosophy is to be selective of both what we manage and the tenant(s) who rent your home. MAVi Unlimited, LLC believes in representing only those properties that will bring value to the owner and our management team. Otherwise, an owner spends more equity fixing the property to meet current regulatory standards and our team has the challenge to rent a property that more than likely will not meet most tenant's needs.
MAVi's process to manage a residential property is:
- Assessment
- Understand the Owner's goals for owning and leasing his/her property.
- Determine boundaries and requirements expected of tenant by Owner of the property.
- Property inspection and overview of the condition; make necessary repairs, cosmetic touch ups, and take pictures of the home before occupancy for Owner records.
- Conduct a market survey/analysis to effectively determine appropriate monthly charges of the property.
- Tenant Selection & Leasing
- Creatively advertise the rental opportunity in newspapers, websites, sign postings, on-site brochures, through our network of large employers, and MAVi will invest in additional marketing if necessary.
- It is important to have a respectful match of tenant to rental. We screen all prospective tenants; employment, credit, and rental history: Rental Application
- Lease administration, education of tenant responsibility and Move-in inspection with tenant and additional pictures to include a tenant signature for validation: Residential Lease
- Once a tenant is chosen, we educate them on how to care for the rental; appliance operation, preventative maintenance, and seasonal upkeep.
- Maintenance (Preventative, Renovation, and Emergency)
- MAVi is your 24 hour security in the event of a maintenance emergency and has a team member on call at all times.
- We work with the rental property Owner to prioritize and coordinate annual maintenance items, as well as any possible improvements that will add equity, or increase rental potential.
